Home Loan in Nepal: Buy or Build Your Home

Buying a home is one of the biggest steps a family takes, and the financing behind it should be clear from day one. Kamana Sewa Home Loan helps you buy a ready-made house or apartment or build a new home on land you already own.

You can borrow up to NPR 3 crore (30 million), repay over 3 to 25 years, and choose between a fixed or floating interest rate. First-time home buyers can finance up to 80% of the property's fair market value, which means a smaller down payment from your own savings. Still saving up for that down payment? An individual fixed deposit is a simple way to grow it while you look for the right home.

    • Easy Overdraft: A revolving limit of up to NPR 50 lakh (५० लाख) across all banks and financial institutions, renewed every year. You pay interest only on the amount you use.

    Home Loan FAQs

What is the maximum home loan amount at Kamana Sewa Bank?

    ▼

You can borrow up to NPR 30 million (3 crore), or the limit set by Nepal Rastra Bank. The amount you actually get depends on the property's valuation and your repayment capacity. The bank checks your income documents to confirm how much EMI you can comfortably pay. For a quick estimate, try our Loan Affordability Calculator.

How much of the property value can I finance?

    ▼

First-time home buyers can finance up to 80% of the property's fair market value, and other home loan borrowers up to 70%. For plot purchase loans and loans against property, the limit is 50%. The bank's own valuation sets the value, not the purchase price.

What is the minimum and maximum home loan tenure?

    ▼

You can repay a home loan over 3 to 25 years. A longer tenure lowers your monthly EMI but increases the total interest you pay. A shorter tenure costs more each month but saves a large amount of interest over the life of the loan.

What is the age limit for a home loan?

    ▼

You must be at least 23 when you apply, and the loan must be fully repaid by the time you turn 75. So if you apply at 55, the longest tenure available to you is 20 years.

What is the current home loan interest rate?

    ▼

Kamana Sewa Bank offers both fixed and floating rates on home loans. Fixed rates depend on the loan tenure, and floating rates are the base rate plus a premium. Rates are revised regularly under NRB directives, so check the latest interest rates here.

Should I choose a fixed or floating interest rate?

    ▼

Choose a fixed rate if you want your EMI to stay predictable. Choose floating if you expect rates to fall and can handle your EMI going up if they rise instead. Many borrowers who are stretching their budget prefer fixed, since there are no surprises.

Can I get a loan to buy land and build a house?

    ▼

Yes. The Plot Purchase Loan finances up to 50% of the land's value, up to NPR 5 crore. To build on land you own, a Home Loan covers construction, as long as you have municipality-approved drawings and a building permit. For first-time buyers, the built-up area should stay within 3,000 sq. ft.

Can rental income be used to repay a home loan?

    ▼

Not for first-time home buyer or construction loans. For these, the bank looks at your other income, such as salary or business earnings, so bring a salary letter, audited balance sheet, or similar proof when you apply.

What documents do I need for a home loan in Nepal?

    ▼

You'll need citizenship copies and photos of the borrower and guarantor, the Lalpurja, Rajinama, land blueprint, Char Killa, Malpot receipt, and proof of income. For a ready-made house, you'll also need the building completion certificate. See the full list above.

Can I take a loan against a property I already own?

    ▼

Yes. With a Personal Equity Loan, you can borrow up to NPR 5 crore against your land or house and repay it over up to 25 years. An Easy Overdraft gives you a revolving limit of up to NPR 50 lakh, renewed every year. Both finance up to 50% of the property's value.
